Commercial HVAC Services
Reliable commercial HVAC installation, repairs and preventative maintenance across Wellington, Auckland and Palmerston North.
We help property managers, building owners and facilities teams keep HVAC systems efficient, reliable and comfortable for tenants. With HVAC often representing a major share of commercial building energy use, poorly maintained systems can quickly show up in power bills, breakdowns and complaints.
Whether you need urgent repairs, planned maintenance or support with system upgrades, we provide practical advice, clear reporting and service backed by real commercial experience.
What We Do
Preventive Maintenance
Preventative maintenance catches problems before they become expensive breakdowns.
We carry out scheduled inspections and servicing to identify wear, inefficiencies and early-stage faults, so you can plan repairs on your timeline, not when a tenant's calling to complain.
It's also the difference between a system reaching its expected 15-20-year life and one that needs major component replacement well before that. Regular servicing protects your HVAC investment, keeps buildings comfortable year-round, and supports the maintenance records your BWOF compliance schedule requires.
Breakdown Response and Repairs
When your HVAC system fails, you need a fast response and a proper fix, not a temporary patch that fails again the following month.
We investigate the cause of the fault, not just the symptom. This may include checking motors, controls, sensors, airflow, refrigerant levels and BMS integration to understand what has actually gone wrong.
Our goal is to restore operation and reduce the chance of repeat failures.
We provide 24/7 emergency response across Wellington, Auckland and Palmerston North for breakdowns outside normal business hours.
System Installation and Replacement
Whether you are fitting out a new space, replacing ageing plant or upgrading an underperforming system, we design HVAC solutions around how the building is actually used.
We consider zoning, airflow requirements, control integration and long-term maintainability, not just the lowest upfront installation cost.
The goal is a system that performs well, costs less to run and does not become a maintenance burden in five years’ time.
Ventilation servicing and indoor air quality
Good ventilation affects air quality, comfort and overall HVAC performance.
We service supply, extract and heat recovery systems to maintain proper airflow and identify blockages, wear or imbalances before they create larger problems.
For systems listed on a compliance schedule, this work also supports your BWOF obligations. Mechanical ventilation and air conditioning are specified systems in many commercial buildings.
BMS Integration and Controls
Many commercial HVAC issues aren't equipment failures, they're controls problems.
Common examples include systems not responding to temperature or occupancy, failed BMS points, units running when they should be off, and inefficient runtime patterns.
EECA estimates that good BMS programming can save up to 45% on HVAC energy use.
We help identify and resolve BMS-related issues so your systems are easier to manage and significantly more efficient to run. The Central Park project below is a good example of what good BMS work can do for energy use.
Heat pumps and split systems
We service commercial heat pumps and split systems across offices, retail spaces and common areas.
Regular maintenance keeps units running efficiently and reduces the risk of ongoing comfort complaints across multiple tenancies.
Systems we work on
We service the full range of commercial HVAC equipment, including:
VRF (Variable Refrigerant Flow) and VRV systems
Ducted commercial air conditioning
Split and multi-split air conditioning
Rooftop packaged units
Chillers and cooling towers
Air handling units (AHUs) and fan coil units
Fresh air, extract and heat recovery ventilation
Commercial heat pumps
BMS-connected plant
Tenancy and common-area systems
We work across the major brands used in New Zealand commercial environments, including Mitsubishi, Daikin, Fujitsu, Toshiba, Hitachi, Panasonic and others.
If your building has older equipment, mixed system types or plant connected to legacy controls, we can assess what is in place and recommend a practical way forward.
Why HVAC maintenance matters
✔️ Compliance
Mechanical ventilation and air conditioning are listed as specified systems on most commercial compliance schedules, meaning they need regular inspection and Form 12A sign-off as part of your annual BWOF. Poorly maintained systems create problems both during inspections and on the power bill.
✔️ Asset lifespan
Equipment that isn't maintained fails earlier and costs more to operate over time. Planned servicing protects your capital investment and gives you a clearer view of when major replacement should be planned for.
✔️ Tenant comfort
Inconsistent temperatures and recurring faults lead directly to complaints. Reliable HVAC is closely tied to the perception of building quality and tenant satisfaction.
✔️ Energy costs
Dirty filters, uncleaned coils, refrigerant issues and poorly tuned controls quietly drive up power consumption.
Older or neglected ductwork can lose 20-30% of conditioned air before it reaches the space it's meant to heat or cool.
Proactive maintenance is the most direct lever you have on your building's HVAC energy bill.
Project experience
Dulux Testing Laboratory
We completed the full mechanical, plumbing and electrical installation for Dulux's specialist testing facility. The project included a hybrid VRF system for office and lab areas, a heat recovery system, a climate-controlled room with tight temperature and humidity requirements, and BMS integration to manage the entire mechanical plant.
Central Park Commercial Complex
We investigated unusually high power consumption linked to an outdated BMS with multiple failed points. By implementing a new cloud-based BMS platform, we improved system visibility, reduced power use and gave the client real-time access to building performance data.
These projects reflect what CBS does differently: combining HVAC expertise with controls knowledge, compliance understanding and practical commercial building experience.
Frequently Asked Questions
-
At least twice a year for most systems, typically before peak cooling demand in spring and before peak heating demand in autumn.
Higher-use systems in demanding environments often need quarterly servicing.
Systems on a BWOF compliance schedule must be inspected at the frequency the schedule specifies.
-
Inspections, filter changes, coil cleaning, refrigerant checks, control testing, performance assessment, condition reporting and recommendations for repair or optimisation.
Exact scope depends on the system type and how heavily it's used.
-
Mechanical ventilation and air conditioning systems are listed as specified systems on most commercial compliance schedules, so yes, in most cases.
Your compliance schedule will confirm exactly which systems are covered and how often they need inspecting.
We can review it with you if you're not sure.
-
Yes.
We work across the major brands found in NZ commercial buildings (Mitsubishi, Daikin, Fujitsu, Toshiba, Hitachi, Panasonic and others) and can assess your current setup, servicing needs and any known performance issues.
